It’s no secret that we’ve been in a seller’s market for the past few years. There are not enough homes to go around and buyer’s have grown accustomed to aggressively bidding on the home they want if they want to even have a shot.
That is, until now…
At least in our local market, we are seeing something weird…homes aren’t moving as fast. In fact, as of this morning in McKinney there were currently 317 Active homes on the market in the 350-450 price range with an average days on market of 78 day. The solds in the last 90 days weren’t much better…the days on market averaged around 75 days.
At Greenbrook Realty, we work in the new construction realm quite a bit, and our builder partners are telling us that they are feeling it too. Many of the big companies haven’t met their sales quotas in the last few months.
So…what does that mean for you?
If you are a buyer, this is a glimmer of hope that you might actually get to…gasp…negotiate. The summer season is now half way over and many sellers that were hoping to sell are now starting to get more aggressive with their pricing and are willing to entertain offers.
Likewise, if you are wanting to purchase new construction, you are more than likely going to get a better deal right now because of the small dip that has happened.
Please keep in mind that were are still in an incredible market, but right now offers a tiny break from the craziness that we have been seeing.
